Technical Specification of Maintenance: Complete maintenance of the entire garden features having as per yard stick in the garden area i.e. lawn trees, shrubs, edge, flower beds, foliage, creepers etc. including hoeing, weeding pruning replacement of plants, gap filling, watering, mowing of lawn, grass cutting by lawn mover and brush cutter, removal of garden waste, applying insecticide, pesticide & fertilizers(whenever required) top dressing of lawn with good earth and menure and maintenance of other garden related works as directed by office-in-charge (Cost of Good Earth, Manure, Fertilizer, Insecticide, Pesticide, lawn mover and brush cutter with fuel & other T & P material/ articles shall be provided by the department.) a) Maintenance Cost for One Year


3. MAINTENANCE:


3.1 MAINTENANCE PRIOR TO COMPLETION


After planting and prior to the onset of the maintenance period, the Contractor shall be responsible for carrying out all necessary measures to ensure that the plant material thrives and becomes established and that the landscape areas are kept in a clean and tidy condition.

The Contractor shall allow for carrying out the following maintenance operations when necessary prior to the onset maintenance period:

  • - Replacement of dead/missing plants
  • - Grass cutting around trees
  • - Watering
  • - Cultivation and loosening of soil
  • - Weeding
  • - Pruning and clipping
  • - Firming up and adjusting stakes and ties
  • - Eradication of pest or insect attack
  • - Topdressing and mulching
  • - Fertilizing

The Contractor shall be responsible for replacing any plants which fail to survive as a result of inadequate maintenance operations, poor workmanship or poor quality of plant material prior to completion.

The Virtual Completion Certificate will not be issued until all plants scheduled on the Drawings and Schedule of Works are installed in a healthy condition in the manner specified.


3.2 DURING THE MAINTENANCE PERIOD:


The Contractor shall maintain the landscape for five -year period after the date certified by the Landscape Architect/Engineer in Charge that the work has been satisfactorily completed (issue of Certificate of Completion).

Maintenance as part of the guarantee is to ensure that the plant material are growing healthy and without disease. If any plant dies due to neglect and poor maintenance, the contractor will be held responsible for the replacement of plants with installation free of cost. The replacement will include cost of plant, labour, materials and transportation.

The contractor shall record and inform the client of any damage to plant materials due to causes beyond the control of the contractor such as the digging of the soil for services and dumping of materials after completion of the installation.

Any multiplication of plants during the guarantee will belong to the Engineer will be kept on the site for replacement and use in future phases.

3.2.1 WATERING

Once a day in the morning or evening. Watering will not be carried out during the middle of the day


3.2.2 REMOVAL OF WEEDS & HOEING


To be carried out also on a regular basis, i.e. a minimum of once a week based on the need. Hoeing is to be carried out when the soil is dry.



3.2.3 PRUNING:

If the plant develops too many shoots or grows lanky, tall and weak. It is essential to retain the leader in most situations and maintain only healthy shoots and remove injured, dead and subsidiary shoots causing overlapping and overcrowding. Pruning should be done with a pruning knife or saw and to prevent infection, the open wounds should be tarred. However, pruning should not be indulged in for its own sake, as every tree has its natural crown and symmetry, which should be maintained.


4. PEST CONTROL & FERTILIZERS APPLICATION:

Plants are to be treated once a month, or more frequently as the need arises with organic pesticides and fertilizers (unless unavoidable) for better growth. Diseased plants are to be treated / removed immediately to prevent spreading of the pest to adjacent plants.


TIME SCHEDULES, PROCEDURES AND CONDITIONS:


All rates for items of work will include supply of materials, transportation and labour, in additions to soil and plant materials, rates are to include pit digging and back fill, manure pesticides, top dressing, fertilizers, stakes and supports as needed and maintenance during the guarantee period.

All landscape work is to be at regular schedule so that there is healthy growth of plant material and sufficient grass coverage at the time of inauguration of the project.

Hoses and any other heavy duty items and all hand tools, insecticides, sprayers, portable sprinklers, pesticides, fertilizer, manure, etc., to be provided by the Contractor during the guarantee period.

All landscape work will be carried out as per the drawings and specifications, with no deviations unless instructed by the supervisor of Engineer in writing. Modifications may occur due to non-availability of materials, or on-site conditions that may require changes to the design.

The Planting plan may undergo revisions due to a requirement of Engineer. Any new species will have to be quoted for separately.

5. CLEANING

Upon completion work under this section, leave the site in a tidy condition, free from rubbish and surplus excavated materials to the satisfaction of the supervisor as appointed by the Engineer.


6. COMPLETION

Complete contracted work in accordance with contract documents and any written variations orders issued by the supervisor as appointed by the Engineer.
